Many residents wish to add a detached garage, shed or other type of out building on their property eventually. Your first step should be to determine whether your Home Owners Association has regulations regarding size and type of out buildings.
The city ordinances allow 1 detached garage and 1 out building on a parcel of ½ acres or less. These may be up 676 square feet and not larger than 26 feet on either side. Maximum height is one story or 15 feet to the mean height (middle) of the roof. On parcels larger than ½ acre, the size of the outbuilding will be determined by how much square footage already exists in the buildings, house, etc. on your property. The total lot coverage may not exceed 10% of the square footage of the lot itself. The height on a parcel ½ acre or larger may not exceed height limitations for the zoned area that it is in. On all lots the outbuilding are not permitted to be in front yards.
Garages and outbuildings may not be placed any closer to the property line than 5' and must be at least 10' from any other structure. On a corner lot both sides facing the streets are treated like front yards.

If you choose to use the sample drawings fill in the appropriate information in the blanks. If your outbuilding is more complicated in design then draw yours using the sample drawings as an example of how to show the information necessary. Allow at least 2 weeks for our plan review to obtain your permit before you start your construction. Once the plan review is complete someone from the building department will call to let you know your permit is ready and how much the fee is.
