It is very important that you obtain a permit before building a deck. Perhaps you have seen the news stories where a deck collapsed and killed or injured someone. This is a very real possibility if the deck is not properly constructed. During special events and parties a deck can become quite crowded and all the people on the deck add to the loads imposed on the framing and structural members. Additionally the new pressure treated lumber can corrode metal and using the wrong kind of fasteners could cause a collapse relatively quickly.
Application for a deck permit requires the application form accompanied by the following drawings:
- a site plan showing the house and where the deck is to be built and dimensions from the deck to the property lines
- a floor plan of the deck with dimensions showing the size and location of beams; the size, location and spacing of the joists; location and size of the posts; and where any stairs will be located
- a section showing how the joists are bearing on the beam and posts
- post hole and footing sizes
Allow at least 2 weeks for our plan review to obtain your permit before you start your construction. Once the plan review is complete someone from the building department will call to let you know your permit is ready and how much the fee is.

Following is a plan preparation checklist for your deck application package:
- Stairs with 4 or more risers must have handrail
- Deck over 30"" above grade must have 36"" high guardrail
- Floor joists spacing / span shown
- Girder & header spans shown
- Stairs: max riser 8 ¼"" / min tread 9"" / headroom 6'-8"" min. / max deviation T-R 3/8"" / handrails at 34"" – 38"" ht.
- Exterior deck footing minimum 8"" thick / diameter / depth minimum 36"" below grade
- Wind uplift device on posts or fill post hole with concrete
- Show setbacks; depending on where your home is located, the rear yard requirement could range from 5' to 40'
- Galvanized or stainless steel fasteners for ACQ treated wood
